Important Reminder: Parking and Pets
Dear Owners,
This memo is to remind all Owners about the parking and pet policies for The Lorian.
Each owner is assigned one parking space.
Each garage has a few unassigned parking spaces. These unassigned parking spaces are for daytime visitors only, such as cleaning staff, contractors and service personnel, property management personnel and daytime guests. OVERNIGHT PARKING IS NOT ALLOWED IN THE UNASSIGNED SPACES.
For those owners who rent, you must inform your rental manager and guests/renters, that they are only allowed one parking space for overnight parking, that being the space your unit is assigned. For those owners who keep their own personal vehicles in the garage while they are away, you must inform your rental manager and guests/renters that there is no available overnight parking in the garage.
Guests/renters are not allowed to have pets in the unit. Only Owners are allowed to have pets. Please refer to the Lorian Responsible Governance Policy #11, item 3:
3. Pets Not Allowed by Renters. Renters, tenants and guests of Owners are not permitted to keep, maintain or harbor a pet at the Community under any circumstances. All Owners shall be required to advise their tenants that no pets are permitted in the Community by renters. Each owner who advertises their unit for rent shall be responsible for advising their leasing agent or rental management company that no pets are allowed in connection with any short term or long-term leases. Each Owner shall be responsible for any violations of this pet policy by their tenants and guests and may be subject to the imposition of a fine in accordance with these Policies.
Should Telluride Consulting be called on to investigate and resolve parking and/or pet policy infractions, all charges from Telluride Consulting to The Lorian HOA for such work will be rebilled to the Owner whose guests/renters were in violation of either the parking or pet policy.
To avoid misunderstandings and avoid possible penalties, all Owners who rent their unit should forward the following information to their rental manager:
Dear Rental Manager,
The Lorian policies include strict provisions about parking and pets. Please ensure the following two items in blue font are included in the rental listing;
1.a. If you do not keep a personal car in your parking space in your absence:
“The Lorian unit # __ is allowed only one overnight parking space for renters. Additional public paid parking is available in the parking garage behind The Market.”
or
1.b. If you do keep a personal car in your parking space in your absence:
“The Lorian unit # __ is not allowed any overnight parking space for renters. Public paid parking is available in the parking garage behind The Market.”
2. “Pets are not allowed.”
Please ensure the following language in blue font is included in the Rental Agreement for Lorian unit # __:
“You (renter) understand and agree that there is one (or none) available overnight parking space in the garage. You further understand and agree that NO pets are allowed in Lorian unit # __.”
Note: the one (or none) parking space available depends on whether the Owner leaves a vehicle in their assigned parking space in their absence.
